APPLICATION & PAPERWORK
Our Checklists, Procedures and Systems are infinite. We are extremely diligent ensuring the tenancy ledgers, employment and personal references are checked out. We also check a national tenancy database for any outstanding matters against the application.
We prepare and sign the lease agreement on your behalf which includes additional special conditions to further protect the property. All new Tenants receive a Tenancy Handbook informing them of our expectations during the tenancy.
FINDING A TENANT
Our priority is to minimize the risk of vacancy whilst maximizing your rental return.
We use the most up to date technology and premier property placement Ads to attract the best tenants. Your tenants are specifically selected to suit your property.
Before even processing the formal application, your tenants are “interviewed”, just chatting to potential tenants at the open for inspections can tell so much about the attitude and lifestyle that is not included in the formal application. That is why our open for inspections are a minimum of 30 minutes or longer.
RENTAL COLLECTION & ARREARS
All our tenants pay by direct debit. By using this method, we have a ZERO tolerance for any arrears. Our management of arrears starts before the tenants have even moved into your property.
During the lease signing meeting we require a signed “Rent Arrears Procedure” document. They are aware within 2 days of being late they receive a polite reminder, 8 days late and they receive a breach notice, 15 days late and they receive a “Non-Payment of Rent Termination Notice with 14 days’ notice to vacate.
REPAIRS & MAINTENANCE
We understand the importance of ensuring repairs and maintenance are completed in a timely manner. Our tenants will attest to the fact that we are highly responsive to calls regarding maintenance.
We pride ourselves that we have a team of reliable trades who support us at short notice whilst cognizant of maintaining competitive pricing. Strong relationships with reliable trades are the backbone to efficient repairs and maintenance
INSPECTION REPORTS
At the commencement of each tenancy an Ingoing Inspection Report is conducted on the property. This is an in-depth record of the state of the property which may include up to 400 photographs.
It is important your property is inspected regularly. Whilst we do not tell tenants how to live, we do have expectations that the property is maintained, clean and tidy to protect your investment. Routine Inspections are done 3 months after the tenants move-in and every 6 months thereafter.
When a tenant exits your property an Outgoing Condition Report is completed, including photographs, with an expectation that we receive the property back in the original condition before the Bond is released
FINANCIAL REPORTS
All monies received are banked in a Trust Account. We take care of paying your Utilities Bills and Strata Levies. Rental monies, less expenses will be transferred to you electronically at the end of each month.
At the end of the financial year you’ll receive an electronic statement summarizing your Income & Expenses. Forward this to your account, it’s the most efficient way of taking care of the financial aspect your investment.
